Spacious Duplex Apartment: Ideal for larger groups, our duplex can accommodate up to 6 guests with two cozy double beds and a sofa bed. This apartment also boasts a fully equipped kitchen, making it easy to enjoy delicious homemade meals. Like the studio, it includes a ski locker for all your winter sport equipment.
Both apartments are conveniently located just a 3-minute walk from the gondola and directly opposite the ice-skating rink, making it easy for you to enjoy all the winter activities New Gudauri has to offer.

House Rules for Short-Term Rental:1. Check-In and Check-Out:
- Check-in time is from 3:00 PM onwards.
- Check-out time is by 10:00 AM.2. No Smoking:
- Smoking is not permitted inside the property. Please use designated smoking areas, if available.3. No Pets:
- Pets are not allowed on the premises.4. Parties and Events:
- Parties or large gatherings are not permitted.5. Noise:
- Please respect the neighbors by keeping noise to a minimum, especially after 10:00 PM.6. Occupancy:
- The maximum number of guests allowed is 4 in studio and 6 in duplex. Additional guests are not permitted without prior approval.7. Security:
- Ensure all doors and windows are locked when leaving the property.8. Damage:
- Guests are responsible for any damage to the property caused during their stay.9. Cleanliness:
- Please leave the property in the same condition as it was found. Additional cleaning fees may apply if the property is left excessively dirty.Cancellation Policy:- The booking is prepaid with a necessary fee of 50% of the reservation amount.
- For a full refund of the booking fee, cancellations must be made at least a week before the check-in date.
- Cancellations made less than a week prior to check-in will forfeit the booking fee. The remaining 50% payment will be retained.These rules are designed to ensure a pleasant and respectful experience for both guests and property owners. Thank you for understanding and enjoy your stay!
